Hall Farm

 

The Location

Hall Farm is situated at the heart of the picturesque village of Newbald, just off of the village green. Newbald has great local amenities, with its own primary school, which is just a 5-minute walk away, two village pubs on the green and access to some of the best walks in the East Riding. Nestled directly between Hull and York, Newbald is only a 5-minute drive to the M62 and a 10-minute drive from Brough train station, offering the property excellent road and rail connections.

The homes sit on the site of an old farm with many mature trees, surrounded by the original boundary wall which makes the properties feel private and secure. Historic maps show that the site had originally been a manor site called Newbald Hall. The hall was demolished around the turn of the 20th century, being replaced later by farm buildings. To the front of the development there are gorgeous views of the village, with equally stunning views of the rolling countryside being found at the rear.

The Homes

There is no expense spared when it comes to the design of these properties and we truly believe this will be an award-winning development. Our designs incorporate traditional rubble stone work, contemporary charred wood cladding, slate roofs and large glazed glass panes and doors, creating a seamless marriage of old and new. The resulting homes are truly magnificent and fit in perfectly with the surrounding area. Each home will have their own gated entrance with sizeable parking outside, as well as a double garage.

The Interiors

Each property will enjoy a vast open plan kitchen and dining area with an impressive island, as well as room for a large dining table. Each kitchen design has been considered in great detail, with care being put not only into the look and style of the kitchen but also the layout of the space, allowing for maximum functionality.

Large lounges were a must for all of these homes and all will have great views out across the garden, yet retain that feeling of being snug for those cold winter months.

All bedrooms will have their own ensuite and spacious built in bespoke wardrobes, with the master being the biggest and best of them all. Many of the properties’ master suites will not only have walk-in wardrobes, but also space for a large bath and double vanity.

Each home will also boast its own office, spacious utility and a cinema room perfect for binge watching the latest tv series. As mentioned earlier, all homes will not only have an abundance of glazing, but the windows will be large sheets of frameless glass much larger than what you could expect from your average home, designed to flood the property with natural light. Each property will have a large sliding window for the warm summer months, which will create the feeling of bringing the outside in.

The Gardens

The homes will enjoy large gardens, much bigger than you would typically find on a new build property. They will also have a substantial patio area, perfect for barbeques and relaxing outside in the warmer months.

For privacy each home will either have a 1.5-metre-high drystone wall or a 1.8-metre-high close boarded fence between properties. To the rear of the site there will be a 1-metre-high post and rail fence, so as not to obstruct the views of the countryside.
